10 Tips For Home Sellers
Sell Your Home for Maximum Dollar

#1: Why is it Best to Hire a REALTOR®?

If you're considering selling your Calgary home in the near future you might be considering selling on your own in order to save some money. But is it really? While keeping those dollars in your pocket instead of a REALTOR® is very tempting, not all home owners are equipped or have the skills to sell their own home.

Selling your own home is a formidable job: even during a straight forward purchase there are always marketing and advertising challenges to look after and plenty of legal paperwork to wade through. These two issues alone are enough to stop the average owner from selling their home on their own.

Your Calgary home is a financial investment, and it makes good sense to hire a REALTOR®. We have the experience and qualifications to guide you when selling your home. Unfortunately, trying to sell without a REALTOR® can lead to a great deal of stress, and – even worse – thousands of dollars lost on the sale. A REALTOR® representing you at the negotiating table can be critical: for example, what would you do if a Buyer gives you a verbal low ball offer, and you're not sure whether they're pre-approved or have the deposit?

As REALTORS® we can take the lead and negotiate the best deal for you, representing your interests at the table, and ensure you sell your home at current Calgary market value or higher.

#2: Price is Key to Selling Your Home

Do you know how much your Calgary Home is worth right now, in the current market? Have you done a comparative market analysis? Have you done any major renovations on your home? Have you had a home inspection done recently to see if there are any repairs that should be completed before selling? Do you have a current Real Property Report? How much do you need from the sale in order to make a profit, break even, or buy your next home? All of these things must be considered before choosing your sale price.

First, you need to figure out how much your home is worth in the current Calgary real estate market. What your home was worth ten years ago is somewhat irrelevant – what matters is today. You need to look at comparable properties in your community, see how much they're being listed for, and – more importantly – how much they're actually selling for. The amount of money that buyers are willing to pay determines the current value of your Calgary home.

You also need to consider what improvements have been made to the home, and whether they truly add to its value. Some renovations are worth more than others, so it's important to know the appropriate value of each enhancement.

How much do you need to sell your house for? Are you just trying to break even, or is your goal to make a certain amount of profit? Are you motivated to sell? Are you waiting to sell this home before you buy your next one, or have you already purchased your next property? You need to ask yourself these important questions to determine the minimum dollar value you need to get in the sale, versus what your dream price would be.

As REALTORS®, we can help you sort out these financial questions. We'll conduct a comparative market analysis (CMA) and look at recent market data, considering any improvements you've made to the property, and we'll also take into account your personal financial needs in order to help you determine an appropriate price. Our view of your home will be objective, yet backed with years of experience in the Calgary housing market. We look at the big picture, but also pay attention to the small details that can affect the value of your home.

#3: Renovations vs Return On Investment

You maybe apprehensive about your Calgary home and have lots of questions about renovations, staging, permits, real property reports, painting, new flooring and home inspections. It’s a good idea to work with a REALTOR® to determine your budget for essential home repairs and updates versus expensive renovations.

When renovating, you have to ask yourself: are we going to get value for our money? In other words, will the renovation costs be covered by a corresponding increase in the sale price of your home? In many cases, it makes better financial sense to do a few low cost alterations and give your home a fresh coat of paint – spruce ups – rather than major renovations.

A REALTOR® that comes in and assists you with “Getting your Home Ready to Sell” can save you thousands of dollars, time and worry. We give you options and recommendations to enhance your home in cost effective ways that won't break the bank or your budget. It may be a case of de-cluttering, putting certain pieces of furniture into storage, painting, or staging your home. In some cases key renovations can win you a quicker sale by bringing your home up to a level that buyers will show interest and make an offer.

Before you spend your hard earned dollars on home renovations, it's important to consider the average sold price of similar styled Calgary homes on your street and in your community. If you're planning renovations in order to put your home on the market at a value that far exceeds the average sold home price, it may be very difficult to sell your home and you could be disappointed. Your REALTOR® will advise you and recommend the “Sale Price to Sell” your home. It's not always about renovating: just ensuring your home is neat, tidy and presentable when the prospective buyer walks in goes a long way. First impressions do count, so a good clean entrance creates the right atmosphere for the buyer.

#4: Marketing Your Home Online and on Google

When you work with Geoff Antrum and Matt Antrum, your Calgary home for sale will be advertised on at least five websites, so please check them out. We also use Google search tools to maximize your home's exposure, and have extensive marketing at local, provincial, nation-wide and international levels.

REALTOR.ca

A major advantage of listing with a professional Calgary real estate agent is that only a designated REALTOR® is able to place your listing on the MLS® System. When a home is placed on the MLS® system, the information about your property is immediately shared and accessibly by all other REALTORS®, giving them the opportunity to help sell your property to their buyers.

This type of cooperative effort results in the listing agent offering compensation to the selling agent. Your property gains more exposure because it reaches the majority of the real estate professionals both inside and outside your community.

Their network continues to grow, and now markets over 25,000 of the world's most remarkable homes annually, attracting over 1.2 million high-net-worth visitors per year.

#5: The MLS® System is an Important Marketing Tool

The Calgary Real Estate Board has access to an MLS® System, (Multiple Listing Service®), that REALTORS® can use.

The MLS® System is a widely used tool to sell homes, and reaches millions of prospective home buyers. By comparison selling your own home involves finding your own advertising options, and paying for them out of pocket. For many, this aspect of selling a home For Sale By Owner can be time consuming and frustrating. Listing your home on a website that doesn't have a large marketing reach will not sell it very quickly, and it's possible it won't sell at all.

The use of  MLS® Services is a very important marketing tool to advertise your home, paired with a targeted description, professional photographs, property details, price, tax information, etc. The MLS® System runs at the national level, so buyers from other provinces and overseas can also discover and browse your Calgary home for sale online.

REALTOR® members are committed to a strict code of ethics known as the REALTOR® Code, and are the only ones who have the right to list your property on the MLS® Systems of their local real estate boards, such as CREB® (Calgary Real Estate Board ®).

#6: Negotiating the Sale

In addition to guiding a home seller through the entire sales process, REALTORS® are skilled negotiators. While in most cases a REALTOR® is not a lawyer, they have a solid understanding of the legal paperwork involved in buying and selling real estate, including filling in preprinted contracts and paperwork. And, unless you are a longtime resident of your community, real estate agents can provide detailed information about schools, utilities, zoning, and other concerns that potential buyers might have, especially if they are moving to Calgary from a different province or country.

#7: REALTORS® Know the Calgary Real Estate Market - Experience Counts

REALTORS® have a good understanding of the Calgary market, and know what motivates both home sellers and buyers. We follow the Calgary real estate market closely, and are skilled at pricing homes, estimating time on market, and know how to target buyers whose lifestyles and budgets are the best fit for your home. We can guide your through the process of selling from beginning to the end, and ensure your financial and family needs are met every step of the way.

#8: Marketing Tools and Support

We keep our sellers constantly informed on the status of their home via phone, email, text message and in-person meetings. When your home is listed, we produce professional colour photographs that show your home's best features and make a great first impression. Virtual tours, full colour brochures and feature sheets can be produced to help advertise your home, and home staging can be employed to better position your property. We use a lock-box system that allows your home to stay secure while at the same time letting REALTORS® with buyers show your home at any time.

#9: CIR REALTY: A Recognized Calgary Real Estate Brand

CIR REALTY is the largest independent Real Estate Brokerage in Canada. We currently have 4 Calgary based offices and 10 satellite office in surrounding communities, with over 650 REALTORS® working in the greater Calgary area.

We also have a dedicated team of managers and staff supporting REALTORS® behind the scenes, making sure all aspects of your real estate transaction runs smoothly and efficiently. #10: Screening Buyers is Important - We do It!

One of the most important and overlooked issues of selling your own home is not knowing whether you're talking to a qualified buyer. In other words, you may receive an offer that you are happy with only to find out further into formalizing the sale that the buyer has bad credit and can’t obtain a mortgage or doesn’t have enough cash for the down payment or closing costs.

When you hire a REALTOR®, you don’t have to worry about wasting time on someone who won’t qualify to buy your home. We will screen buyers for you to ensure they are pre-approved for a mortgage with a bank or lender, and have the stable employment and credit history required to be insurable by CMHC or Genworth.
