Tip #1: Why is it Best to Hire a REALTOR®?

Your home is a financial investment, and it makes good sense to hire a REALTOR®. Unfortunately, trying to sell without a REALTOR® can lead to a great deal of stress, and even worse thousands of dollars lost on the sale. A REALTOR® representing you at the negotiating table can be critical: for example, what would you do if a Buyer gives you a verbal low ball offer, and you're not sure whether they're pre-approved or have the deposit?

Tip #2: Price is Key When Selling Your Home

Do you know how much your Calgary Home is worth right now, in the current market? Have you done a comparative market analysis? Have you done any major renovations on your home? Have you had a home inspection done recently to see if there are any repairs that should be completed before selling? Do you have a current Real Property Report? How much do you need from the sale in order to make a profit, break even, or buy your next home? All of these things must be considered before choosing your sale price.

Tip #3: Renovations Versus Return on Investment

You maybe apprehensive about your Calgary home and have lots of questions about renovations, staging, permits, real property reports, painting, new flooring and home inspections. It’s a good idea to work with a REALTOR® to determine your budget for essential home repairs and updates versus expensive renovations.

When renovating, you have to ask yourself: are we going to get value for our money? In other words, will the renovation costs be covered by a corresponding increase in the sale price of your home? In many cases, it makes better financial sense to do a few low cost alterations and give your home a fresh coat of paint -- spruce ups -- rather than major renovations.
