#1: Why is it Best to Hire a REALTOR®?
If you're considering selling your Calgary home in the near future you might be considering selling on your own in order to save some money. But is it really? While keeping those dollars in your pocket instead of a REALTOR® is very tempting, not all home owners are equipped or have the skills to sell their own home.
Selling your own home is a formidable job: even during a straight forward purchase there are always marketing and advertising challenges to look after and plenty of legal paperwork to wade through. These two issues alone are enough to stop the average owner from selling their home on their own.
Your Calgary home is a financial investment, and it makes good sense to hire a REALTOR®. We have the experience and qualifications to guide you when selling your home. Do you know how much your Calgary Home is worth right now, in the current market? Have you done a comparative market analysis? Have you done any major renovations on your home? Have you had a home inspection done recently to see if there are any repairs that should be completed before selling? Do you have a current Real Property Report? How much do you need from the sale in order to make a profit, break even, or buy your next home? All of these things must be considered before choosing your sale price.
First, you need to figure out how much your home is worth in the current Calgary real estate market. What your home was worth ten years ago is somewhat irrelevant – what matters is today. You need to look at comparable properties in your community, see how much they're being listed for, and – more importantly – how much they're actually selling for. The amount of money that buyers are willing to pay determines the current value of your Calgary home.
You also need to consider what improvements have been made to the home, and whether they truly add to its value. Some renovations are worth more than others, so it's important to know the appropriate value of each enhancement.
How much do you need to sell your house for? Are you just trying to break even, or is your goal to make a certain amount of profit? Are you motivated to sell? Are you waiting to sell this home before you buy your next one, or have you already purchased your next property? You need to ask yourself these important questions to determine the minimum dollar value you need to get in the sale, versus what your dream price would be.

The Calgary Real Estate Board has access to an MLS® System, (Multiple Listing Service®), that REALTORS® can use.
The MLS® System is a widely used tool to sell homes, and reaches millions of prospective home buyers. By comparison selling your own home involves finding your own advertising options, and paying for them out of pocket. For many, this aspect of selling a home For Sale By Owner can be time consuming and frustrating. Listing your home on a website that doesn't have a large marketing reach will not sell it very quickly, and it's possible it won't sell at all.
The use of MLS® Services is a very important marketing tool to advertise your home, paired with a targeted description, professional photographs, property details, price, tax information, etc. The MLS® System runs at the national level, so buyers from other provinces and overseas can also discover and browse your Calgary home for sale online.
REALTOR® members are committed to a strict code of ethics known as the REALTOR® Code, and are the only ones who have the right to list your property on the MLS® Systems of their local real estate boards, such as CREB® (Calgary Real Estate Board ®).

In other words, you may receive an offer that you are happy with only to find out further into formalizing the sale that the buyer has bad credit and can’t obtain a mortgage or doesn’t have enough cash for the down payment or closing costs.
